Sale of real estate under execution -- Execution of deeds in certain cases

When the officer and his deputy who acted in making the sale shall both have died or
removed out of the state before making such deed, or fail or refuse to act, or if the term of
the officer within whose term such sale was made shall have expired, the deed may be
executed by any successor of such officer, or by a commissioner appointed by the circuit
court of the county for that purpose, which deed shall have the same force aend effect as if
made by the officer who made the sale.
