Sec. 94.152. LANDLORD'S MAINTENANCE OBLIGATIONS. The landlord shall: (1) comply with any code, statute, ordinance, and administrative rule applicable to the manufactured home community; (2) maintain all common areas, if any, of the manufactured home community in a clean and useable condition; (3) maintain all utility lines installed in the manufactured home community by the landlord unless the utility lines are maintained by a public utility or political subdivision, including a municipality; (4) maintain individual mailboxes for the tenants in accordance with United States Postal Service regulations unless mailboxes are permitted to be located on the tenant's manufactured home lot; (5) maintain roads in the manufactured home community to the extent necessary to provide access to each tenant's manufactured home lot; (6) provide services for the common collection and removal of garbage and solid waste from within the manufactured home community; and (7) repair or remedy conditions on the premises that materially affect the physical health or safety of an ordinary tenant of the manufactured home community.
