As used in ORS 86.160 to 86.185: (1) Late charge means a sum payable by a mortgagor to the holder of a mortgage pursuant to a note or mortgage to compensate the holder for servicing and other costs attributable to the receipt of mortgage payments from the mortgagor after the date upon which payment is due. (2) Mortgagor includes the grantor under a deed of trust. (3) Mortgage includes a deed of trust. (4) Residential real property means a single-family, owner-occupied dwelling and appurtenances.
