If a principal broker is entitled to a fee, commission, or property management fee pursuant to a written contract signed by the owner, buyer, or tenant of commercial real estate, or the owner's, buyer's, or tenant's duly authorized agent, pertaining to the sale or lease of said commercial real estate, then the principal broker shall have the right to record a notice of lien in the amount of the fee, commission, or property management fee.
