Nevada Code § 159.175

Exchange or partition of property of protected person

1. A guardian of the estate, with prior
approval of the court by order, where it appears from the petition and the
court determines that the best interests of the protected person are served by
such action, may:
(a) Accept an offer to exchange all or any
interest of the protected person in real or personal property or both real and
personal property for real or personal property or both real and personal
property of another, and pay or receive any cash or other consideration to
equalize the values on such exchange; or
(b) Effect a voluntary partition of real or
personal property or both real and personal property in which the protected
person owns an undivided interest.
2. Upon hearing the petition, the court
shall inquire into the value of the property to be exchanged or partitioned,
the rental or income therefrom, and the use for which the property is best
suited.
