Conveyance of real property of guardianship estate to purchaser upon confirmation of sale by court

1. If the court confirms a sale of real
property of a guardianship estate, the guardian shall execute a conveyance of
the property to the purchaser.
2. The conveyance must include a reference
to the court order confirming the sale, and a certified copy of the court order
must be recorded in the office of the recorder of the county in which the
property, or any portion of the property, is located.
3. A conveyance conveys all the right,
title and interest of the protected person in the property on the date of the
sale, and if, before the date of the sale, by operation of law or otherwise,
the protected person has acquired any right, title or interest in the property
other than or in addition to that of the protected person at the time of the
sale, that right, title or interest also passes by the conveyance.
