If a tenant of real property abandons the property before the expiration of the rental agreement pursuant to its terms, the rental agreement terminates when: 1. The tenant provides the landlord with notice of the tenants intention to abandon the property, and the landlord accepts the surrender of the property; 2. The landlord rents the property to another tenant; 3. The property is deemed to be abandoned pursuant to NRS 118.195 ; 4. The rental agreement is terminated by court order or pursuant to the provisions of chapter 118A of NRS; or 5. The rental agreement expires pursuant to its terms, whichever occurs first.
