Unless otherwise clearly indicated by the context, the following words and terms as used in sections 374.400 to 374.410 shall mean: (1) "Director" , the director of the department of commerce and insurance; (2) "Dwelling-owners' insurance" , a policy of insurance on a one- or two-family owner-occupied premises * which combines fire and allied lines with any one or more perils of casualty, liability, or other types of insurance within one policy form at a single premium, where the insurer's liability for damage to the premises * under said policy is determined with reference to the premises' actual cash value; (3) "Homeowners' insurance" , a policy of insurance on a one- or two-family owner-occupied premises * which combines fire and allied lines with any one or more perils of casualty, liability, or other types of insurance within one policy form at a single premium, where the insurer's liability for damage to the premises * under said policy is determined with reference to the premises' replacement value; (4) "Insurer" , any insurance company, reciprocal or inter-insurance exchange, licensed and authorized by the director to write homeowners' insurance, dwelling-owners' insurance, renters' or tenants' insurance, or residential fire insurance upon property located within this state; (5) "Renters' or tenants' insurance" , a policy of insurance on a single- or multiple-family premises * which combines fire and allied lines with any one or more perils of casualty, liability, or other types of insurance within one policy form at a single premium, where the insurer's liability for damage to the contents of the premises * under said policy is determined with reference to the contents' actual cash value; (6) "Residential fire insurance" , a policy of insurance which provides fire coverage or fire and allied lines coverage on a residential premises * within one policy form, where the insurer's liability for damage to the premises * under said policy is determined with reference to the premises' actual cash value.
