Maine Code § 14-2103

Failure to release after tender; recovery of land

If the creditor does not release the premises within 10 days after payment or tender of the amount
due, the debtor may recover the same by a real action on his own seizin; but before judgment is entered
he must bring into court, for the creditor, the money tendered.
