Definitions

As used in this chapter, unless the context otherwise indicates, the following terms have the

1. Mobile home. "Mobile home" means a structure, transportable in one or more sections, which:
A. Is 8 body feet or more in width and 32 body feet or more in length; [PL 1987, c. 737, Pt. B,

B. Is built on a permanent chassis; [PL 1987, c. 737, Pt. B, §1 (NEW); PL 1987, c. 737, Pt.
C, §106 (NEW); PL 1989, c. 6 (AMD); PL 1989, c. 9, §2 (AMD); PL 1989, c. 104, Pt. C,
§§8, 10 (AMD).]
C. Is designed to be used as a dwelling with or without a permanent foundation when connected

(NEW); PL 1989, c. 6 (AMD); PL 1989, c. 9, §2 (AMD); PL 1989, c. 104, Pt. C, §§8, 10

D. Includes the plumbing, heating, air-conditioning and electrical systems contained in the

2. Mobile home park. "Mobile home park" means any parcel of land under single or common
ownership or control which contains, or is designed, laid out or adapted to accommodate 2 or more
mobile homes.

3. Normal wear and tear. "Normal wear and tear" means that deterioration which occurs, without
negligence, carelessness, accident or abuse of the premises or equipment by the tenant, members of the
tenant's household or their invitees or guests. The term does not include sums or labor expended by the
landlord in removing articles abandoned by the tenant, such as trash, from the premises.

4. Security deposit. "Security deposit" means any advance or deposit of money, the primary
function of which is to secure the performance of a rental agreement for a mobile home, including
premises used solely for the storage or display of mobile homes.

5. Tenant. "Tenant" means a mobile home owner who rents a parcel of land in a mobile home
park.
