Term of rental agreement; renewal of rental agreement [For application of this section, see 79 Del

(a) The duration of a rental agreement for a lot in a manufactured home community is 1 year unless a shorter or longer duration is
mutually agreed upon by the parties and is designated in writing within the rental agreement.
(b) The rental agreement automatically renews unless the following occurs:
(1) The tenant notifies the landlord in writing, a minimum of 60 days prior to the expiration of the rental agreement, that the tenant
is moving the manufactured home off of the lot, or a shorter or longer period of time as is mutually agreed upon by the parties. Notice
under this section does not apply to a tenant who intends to sell the manufactured home, and no requirements may be added beyond
those procedures for the transfer of a home under § 7013 of this title.
(2) The landlord notifies the tenant in writing, a minimum of 90 days prior to the expiration of the rental agreement, that the agreement
will not be renewed for due cause under § 7016 or § 7024 of this title.
(c) If the rental agreement is not terminated under subsection (b) of this section, the rental agreement renews for the same duration and
with the same terms, conditions, and provisions as the original agreement, with the following exceptions:
(1) All parties mutually agree, in writing, to permitted modifications.

(2) Rent modified under subchapter VI of this title.
