Sections to be liberally construed. Sections 38-30-157 to 38-30-164 shall

property title transactions and of rendering real property titles more secure and marketable by the
elimination, as provided in sections 38-30-157 to 38-30-163, of purported special limitations,
and possibilities of reverter, and conditions subsequent, and rights of entry.
