Except as provided in Section 10239.2, âsell,â âsale,â or âsoldâ means a transaction for the transfer of real property from a seller to a buyer, and includes (a) an exchange of real property between a seller and a buyer, (b) a real property sales contract within the meaning of Section 2985 of the Civil Code, and (c) a leasehold exceeding one yearâs duration.
